READING THE REPORT
The four codes, decoded
very observation on an EICR carries one of these codes. They're the difference between "keep an eye on it" and "switch it off now."
Risk of injury. Immediate action required — a report can't be Satisfactory while a C1 stands.
Not immediate, but urgent remedial work is needed. Also makes a report Unsatisfactory.
Not dangerous and not a fail. Recommended to bring the installation up to current standards.
Needs a closer look before it can be classified. Also results in an Unsatisfactory report.
WHAT IT COSTS
What drives your EICR price
Cost is driven mainly by the number of circuits in the consumer unit, not floor area. That's why the estimate asks about property type.
Circuits, not size
Each circuit is individually tested. A 1-bed flat might have 6; a 4-bed house 15+. More circuits, more time.
Age of the wiring
Older installations take longer — more non-standard wiring and defects to record and classify.
Access & location
Blocked consumer units, loft access and central-London rates all nudge the price. VAT applies on top.

Private landlords in England must hold a valid EICR for every rented property, renewed at least every 5 years. From 2025–26 the same rules are extending to social landlords too.
